It does not cost anything to tour our community.
An appointment is preferred so that we can give you the time you deserve, but walk-ins are welcome.Â
Management is accessible on-site in the rental office during regular business hours. You can also send a message at any time through your Resident Portal.Â

To apply, please create an account on our website (insert link). You'll be asked to provide proof of income and identity, and all applications go through a background screening process. Each adult household member (anyone 18+) must submit an application and qualify for residency.
We try to review all applications within 48 hours of receipt.Â
When you submit your application, you'll pay a holding deposit and application fee for each adult household member (anyone 18+). Prior to move-in, you'll pay the remainder of your deposit, which may vary based on whether you have any pets, and the results of your credit screening. You'll also pay prorated rent from the date of move-in.Â
Our team will provide you with complete details for your situation as part of the move-in process.Â
First, moving can be expensive, and we recommend that you ensure you have the money saved for application fees, deposits, and initial rent payments, along with the costs of moving your belongings to the community. Second, if you have limited credit, consider a guarantor. Contact us directly for more information.Â
You can pay your rent online with a credit card, checking/savings account, or debit card. You can also pay directly to the office via cashier's check during business hours.
Log on to your Resident Portal, and enter your bank account or credit card information. You can set up a recurring payment, where funds will be billed automatically; or, you can log in and initiate a payment each month.Â

Yes, you will need to have renter's insurance with a minimum $100,000, including personal liability. Aurora Apartments will need to be listed as an additional insured on your policy.Â
There are no utilities included in your rent.Â

We will set up your water, sewer, and trash services. You will need to contact SMUD & PG&E directly for electric and gas.
Both Comcast Xfinity and AT&T are available.

Your guest must be accompanied by you when using amenities like the fitness center or pool.Â
Unfortunately, we do not accept prepayment at this time.Â
If you transfer to another community, you will need to pay another security deposit, as your deposit at Aurora Apartments is used to cover any cleaning and/or repairs for your apartment at our community.Â
No, we do not allow subletting. This includes AirBNB, VRBO, and similar short-term rental services.Â
There is a penalty of two months' rent for breaking your lease. Before that happens, we strongly encourage you to contact us directly.
Amenities
We offer a fitness center, dog park, pet washing station, bike racks and a bike repair station, clubhouse, pool/spa, and much more. Check out our website for full details.
On-site parking is available. Carports or detached 1 car garages are available. Please contact the leasing office for more details on parking assignments.
Our remaining parking spaces are available for guests or those who have a second vehicle, on a first-come, first-serve basis.Â
We will also have 12 EV charging stations. Please contact the leasing office for more details on locations of these stations.
Each apartment home includes a full-sized washer and dryer.Â
Yes, we love pets! Breed and other restrictions do apply. Please call us for more information.
Each pet requires a $500 additional deposit, and there is pet rent of $35/month per animal.Â
There aren't weight restrictions, but we do have breed restrictions in place. Please contact the rental office for more information.Â
Yes, there's an outdoor dog park and pet washing station.Â
Each home includes a refrigerator, stove/oven with gas range, and dishwasher- all stainless steel. Your apartment also includes a garbage disposal.Â
No, we do not offer furnished apartments.Â
Yes, we allow corporate leases. Please contact us for additional information.Â
You won't have to worry about package delivery. At Aurora Apartments, your package will be delivered directly to a package locker by the delivery person. You'll receive a notification and can retrieve your item at any time.Â
The fitness center is available 24 hours a day, 7 days a week.Â
We have a variety of equipment including stationary bikes, a treadmill, an all-in-one weight machine, an elliptical, and a stair climber. We also have free weights available.Â
We do have quiet hours from 10pm to 8am.Â

From Highway 50, exit Sunrise Blvd. Turn right onto Sunrise, then turn right at Coloma Road. Next, turn left onto Cemo Circle, and you'll find us on the left side of the street.Â

The SacRT Sunrise Light Rail Station is within a mile of our community. We're also near several SacRT bus stops for routes 124 and 21.Â

We have a dog park inside the community, and the nearest one outside the community is Hagen Community Dog Park.Â

There are lots of shops at Sunrise and Coloma. The Palladio is also a short drive away.Â
There is a Starbucks on Golden Centre Ln in Gold River which is 0.7 miles or about 3 mins away from Aurora Apartments.
Maintenance
Our apartments are brand new! Prior to your arrival, we clean and sanitize the apartment to make sure it's ready for you.
Our maintenance team is available during office hours, and after hours in case of emergency.
If an item in your home needs repair, please call the rental office or place a work order through your resident portal.
We handle all requests in the order received, unless an emergency occurs that requires immediate attention.
No, you don’t have to be present while we complete work in your apartment home, if you give us permission to enter. Please note, we are not able to enter if only minors (under 18 years of age) are present.Â
If you're locked out during business hours, come to the rental office with a copy of your ID. We will trade you your ID for a spare key, and return your ID when you bring the key back. If you're locked out after hours, and there is a mechanical issue with your lock, please call us to be connected to a maintenance person.Â
You can hang pictures without any penalty. If you want to do something more substantial, like painting a wall, or hanging heavy shelves, please contact us first to discuss the details. You will need to return your apartment to the way you found it when you move out.
